2. Site and Design Evaluation: A Sustainable and Comfortable Environment

Design: Preserves mature hardwood trees and native greenery while taking advantage of the southern exposure with good "green" and passive solar design. Design elements include south facing glass doors and a configuration that brings daylight deep into the house, connects the interior space to native hardwood trees, offer pristine views of the mountains, while the southern exposure allows for solar energy gain.

Kitchen, living, and dining areas will encompass a welcoming space with large areas of glazing on the south side. Windows are protected during the hot summer months by the mature deciduous trees, adding to the house's overall energy efficiency. The north and west face has minimum window area. The color palette (bronze) of the exterior surfaces will absorb solar energy during the winter months. The abundance of hardwood trees around the house will keep it cool during the warmer seasons while also maintaining complete privacy. The net result will be low energy use with low utility bill.

Site: A beautiful south facing mountain property was an opportunity to design a contemporary passive solar home that limits the disturbance of native vegetation while maximizing visual connection to nature. The 15.5 acre site is just a 23 minute drive to downtown Asheville, NC.

NORTH CAROLINA MOUNTAIN PROPERTY ADVOCACY SERVICES FOR BUYER CLIENTS' OBJECTIVES, FIDUCIARY COUNSEL, AND REPRESENTATION

North Carolina Mountain Property Buyers Have Choices. You gather data and information online. You can study a geographical real estate market from afar prior to relocating (87% of consumers go online prior to choosing a trained advisor). You can select an advocate who can help make wise buying choices based on knowledge and professional interpretation.

North Carolina Mountain Property Buyers have choices when contracting for real estate services. Buyers can elect to compensate for services only when their desired outcome is achieved (the fee will reflect the risk taken by the Broker).

Or buyers can choose a targeted, consultative approach based on hourly rates, retainers and understanding your needs and goals. You gain flexibility in choosing only the services you need. If you believe you can take over some of the tasks associated with property investigation, contract negotiation and so forth, you can elect to pay the real estate consultant only for the services you need.

This can save buyers time and money. But be sure you know that a consultant does no work for free- consultants will get paid for all their work. Using this approach, the consultant is paid for all their time/work and the buyer can save money. If paying as you go, buyers are credited/rebated on the buyer side commission at closing.

WHAT OUR BUYER CLIENTS SAY ABOUT US AND ABOUT NORTH CAROLINA MOUNTAIN PROPERTY

"I am in the middle of my second transaction with janeAnne "Greenolina" as my Broker. Without qualification, I will say she is the best REALTOR® I've ever worked with as well as one of the most intuitive people I've ever encountered. In late 2004, after an email exchange, janeAnne pretty much "knew" what I was looking for, assured me we'd find it, initiated and directed the search, which we did over several days, and then helped me identify, negotiate for a piece of land in a community which is perfect. Now, two years later, I am about to close on yet another property she told me long ago I would be looking for! She's honest, diligent, smart, patient, funny, knowledgeable, and pleasant to drive around with in a car. I highly recommend janeAnne Broker-in-Charge at The ECO-Steward Real Estate Firm." ~ Don Silver

"You're the best! Thank you for the extra time you have spent to make us feel comfortable during our planning period. If you go this far out of your way to help us in the planning phase of our move, what must your service be like once we are actively engaged in the move itself." ~ A.S.
